Please read these Terms & Conditions ("Terms", "Agreement") carefully before using the Bhoomi Mitra mobile application (Package Name: com.bhoomi.mitra) and web platform hosted at bhoomimitra.com.

By registering, downloading, or using our services, you agree to be bound by these Terms. If you do not agree to all terms, you must refrain from using our services.

1. Description of Services

Bhoomi Mitra operates a digital real estate ecosystem connecting buyers, tenants, individual property owners, real estate agents, and Vastu consultants. Our services include:

• Listing residential, commercial, agricultural, and plot properties for sale or rent.
• 360-degree virtual property tour inspection tools.
• Automated and expert Vastu compliance reports.
• Promotional featured listing boosts and verified agent subscription badges.
• In-app direct messaging and contact facilitation between verified users.

2. User Accounts & Eligibility

• You must be at least 18 years of age and legally competent to enter into contracts under Indian law.
• You are responsible for maintaining the confidentiality of your account credentials and OTP codes.
• All registration details (Name, Mobile Number, Email, Property Details) provided must be accurate, authentic, and up to date.

3. Property Listing Guidelines & Rules

When posting a property on Bhoomi Mitra, you guarantee that:

• You are the lawful owner or an authorized agent representing the property.
• All photos, prices, location details, and property specifications are truthful and not misleading.
• You will not post fraudulent properties, duplicate listings, prohibited land, or offensive media.
• Bhoomi Mitra reserves the right to unpublish or remove any listing violating these rules without prior notice or refund.

4. Payments, Subscriptions & Pricing

• All subscription plans, agent verification badges, and promotional featured listing fees are specified on our platform in Indian Rupees (INR ₹).
• Payments are processed through Razorpay Payment Gateway using UPI, Credit Cards, Debit Cards, Net Banking, or Digital Wallets.
• Applicable taxes (GST) will be charged as per Government of India norms.
• Upon successful payment confirmation from Razorpay, digital features (such as featured status or Vastu reports) are activated instantly or within 24 hours.

5. Intellectual Property

All content, brand assets, logos, design elements, mobile app source code, and software interfaces associated with Bhoomi Mitra are the exclusive intellectual property of Bhoomi Mitra. You may not copy, reproduce, reverse-engineer, or redistribute any part without written consent.

6. Limitation of Liability

Bhoomi Mitra acts as a digital listing and technological platform. While we make every effort to verify user profiles and properties, users are advised to perform independent legal and physical title checks before completing property purchases or rent agreements. Bhoomi Mitra shall not be held liable for direct or indirect damages arising from user-to-user transactions outside the platform.

7. Governing Law & Dispute Resolution

These Terms are governed by the laws of the Republic of India. Any disputes or claims arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts located in Patna, Bihar, India.
